ARCHITECTURE

The solution for the building’s main plan is based on modern architecture, without copying the old, but taking into account the cultural and environmental value of the Kalamaja neighbourhood. The street space is governed by a smooth transition from the historical buildings to the new building, which blends into the existing environment, but at the same time offers the advantages of a modern house.

Köie 18 is a stone house, the outer walls of which are decorated with traditional materials typical of Kalamaja – such as wood, plaster, limestone and brick. The house has windows with wooden frames and a glazed wooden front door. The building has one underground and three above-ground floors. Planned for the underground floor are storage rooms, a technical room and a public bicycle storage room for all apartments. The building has one staircase and two entrances. The staircase door leading to the residential premises opens to the courtyard. The KÖIE 18 house only has seven apartments in total – one four-room apartment, with the remainder having two or three rooms.

Energy-efficient solutions ensure low costs (Class B Energy Efficiency). Each apartment is equipped with forced ventilation with heat recovery, is connected to the district heating system, and has water underfloor heating.
